Scope of Work – Partial Roof: Shingle section: Tear-off: Remove existing roofing to decking; inspect/replace decking per local code Weatherproofing: Ice & water shield along eaves/gables where needed Materials: 30-year synthetic underlayment; replace vents, flashings, pipe boots as needed; manufacturer's limited lifetime warranty Installation: Architectural shingles (GAF, Owens Corning, IKO, Malarkey, CertainTeed); color matched as closely as possible on this partial reroof Finishing: Seal and paint flashings/boot flashings Adder: Additional labor/materials for 7:12 pitch roof Rolled roofing (modified bitumen) section: Tear-off: Remove existing roofing to decking; inspect/replace decking as needed Weatherproofing: Flintlastic nail base or glass base underlayment; base waterproofing layer + colored cap layer Installation: Rolled roof material (GAF, Owens Corning, IKO, Malarkey, CertainTeed); color matched where possible Details: Drip edge on all gables/eaves; flashings/boot flashings replaced as needed; pipes sealed with industry-grade sealant; cut-in ridge vent installed Decking: New 7/16 OSB or CDX decking per local code for a finished, nailable surface Additional materials for roof load requirements
